Overview

Engaged to unlock additional commercial value froman approved 52-lot subdivision, JSE Design undertook a full redesign and strategic optimisation of the development footprint to achieve approval for a 72-lot outcome. This required detailed planning, servicing rationalisation, and careful consideration of infrastructure constraints to maximise yield without expanding the site boundary.

JSE Design led the Modification Application process, prepared all supporting technical documentation, and secured Council approval before progressing to detailed Subdivision Works Certificate design. Maintaining continuity from concept through to construction, JSE Design fulfilled Super intendent and project management roles, overseeing contractor performance, programme control, and quality compliance. The project highlights JSE Design’s ability to combine planning insight with engineering rigour to improve development feasibility and profitability.
