Overview

JSE Design provided comprehensive construction andproject management services for the delivery of a 90-lot residential subdivision, originally planned across seven stages and strategically constructed as a single integrated development. This approach required disciplined programme control, proactive coordination, and strong contractor oversight to ensure sequencing efficiencies and commercial outcomes were achieved.

A key technical challenge involved the identification and removal of extensive underground brick tunnels associated with a former brickworks operation. JSE Design managed remediation works and ground improvement strategies to ensure compliant and stable lot and road subgrades. Through structured weekly site meetings, dedicated project management reviews, and active claims and delay management, the project was delivered on time and within budget — demonstrating JSE Design’s capability to manage complex civil risks while maintaining programme certainty.
